Brokerage or consulting services are provided solely on the basis of a separate written agreement expressly concluded between the parties.

NESTRA reserves the right, at its sole discretion, to accept or reject any inquiry.

NESTRA may provide services related to real estate, including but not limited to:

• Consulting on real estate transactions
• Brokerage and assistance between parties to transactions
• Market analyses and valuation support
• Organizing services through a network of independent agents

The specific scope, terms, and parameters of each service are determined exclusively in the relevant individual contract.

No guarantees are given regarding the execution of a transaction, price, timing, or results.

NESTRA may, at its sole discretion, provide compensation for referrals that lead to a successfully completed real estate sale transaction.

Each referral compensation:

• Constitutes a one-time compensation for assistance
• Is granted at the sole discretion of NESTRA
• Is paid only after the successful finalization of the transaction
• Is limited to a maximum of EUR 500 per transaction
• does not constitute a commission, brokerage fee, or participation in the transaction

Transactions involving rent, lease, or short-term letting are excluded.

Compensation for referrals is not guaranteed and does not create any right to claim.

NESTRA may work with independent agents, consultants, or partners.

Unless expressly agreed otherwise in writing:

• These persons act as independent contractors
• No employment, partnership, or joint-venture relationship is created
• NESTRA bears no responsibility for obligations outside the agreed scope

All content on the Website, including texts, graphics, logos, design, and structure, is protected by applicable copyright and intellectual property laws.

Any use, reproduction, or distribution without prior written consent from NESTRA is prohibited.

The Website may contain links to external websites operated by third parties.

All disputes shall be referred for resolution to the competent court in the Republic of Bulgaria, unless a mandatory rule of law provides otherwise.

In case of discrepancies between the language versions, the Bulgarian version shall prevail.
